Tenant FAQ

How do I apply for a rental home?

All persons over 18 who will reside in the home must complete an online application through our website. The application fee is $65.00 per person (non-refundable). Processing takes 1-7 business days depending on document turnaround.

What are the rental requirements?

Household gross income must be at least 3x the monthly rent (verifiable). Minimum credit score is 500, though deposit amounts vary by credit tier. We check credit, identity, income, criminal background, and eviction history.

Are pets allowed?

Most of our properties allow pets. Maximum 2 pets per household, must be at least 12 months old, spayed/neutered, and current on vaccinations. One-time fee of $400 per pet plus $30/month pet rent. Service animals and ESAs are exempt from pet fees.

How do I pay rent?

Pay through the online tenant portal, in-person at our office during business hours, by mail, or automatic bank withdrawal. Rent is due on the 1st and considered late after the 4th day.

How do I submit a maintenance request?

Submit maintenance requests through the online tenant portal 24/7. For emergencies, call our 24-Hour Maintenance Emergency Hotline. During business hours, you can also call our office at (682) 200-6700.

What are the move-in costs?

Move-in costs include a $150 administrative fee, security deposit (varies based on credit tier), first month's rent, and pet fees if applicable. All move-in payments must be made via cashier's check.
