Rental Criteria

All persons over 18 who will reside in the home must complete a rental application. Qualification requirements vary by monthly rent amount — see your tier below.

DFW Property Management uses a unified rent-tier-based qualification policy. Your monthly rent determines which tier applies, and each tier has specific credit, income, and rental history requirements that affect your security deposit amount. Each tier has its own minimum credit score requirement.

How Your Deposit Is Calculated

Your security deposit is based on the higher of your credit-based multiplier and your rental-history-based multiplier. They do not stack.

Deposit = max(credit multiplier, history multiplier) × monthly rent

Example: If your credit gives you 1.5x and your rental history gives you 2.0x, your deposit is 2.0x monthly rent (not 3.5x).

Disqualifying Factors (All Tiers)

  • Credit score below tier minimum (4800 depending on tier)
  • Registered sex offender
  • Active warrant
  • Unpaid landlord debt
  • Active bankruptcy
  • 3+ late payments in past 12 months
  • 2+ NSF/returned checks in past 12 months
  • Material lease violations in past 60 months

Important Notes

  • Guarantors/co-signers are NOT accepted for single-family homes.
  • Smoking and vaping are prohibited on all premises.
  • Applications are approved on a "Best Qualified Application" basis.
  • Lease must be signed within one business day of approval.
