
Rental Criteria
All persons over 18 who will reside in the home must complete a rental application. Application fee is $65 per adult (non-refundable). Below are our qualification requirements.
Income Requirements
Household gross income must be at least 3x the monthly rent (verifiable).
Self-employed applicants: two years of tax returns or CPA-prepared profit-and-loss statements required.
Credit Score Tiers

Rental History

Homeownership can substitute for rental history (with mortgage statements and property records).
Disqualifying Factors
- ✕ Evictions within the past 5 years
- ✕ Broken leases with unpaid balances
- ✕ Falsified application documents
- ✕ Criminal convictions (evaluated case-by-case based on severity and time elapsed)

Important Notes
- Guarantors/co-signers are NOT accepted for single-family homes.
- Smoking and vaping are prohibited on all premises.
- Applications are approved on a "Best Qualified Application" basis.
- Lease must be signed within one business day of approval.
