Rent Collection

Online portal, automatic bank withdrawal, in-person, or mail. Rent due the 1st, late after the 4th. Owner disbursements by the 10th via ACH direct deposit. 96% of tenants pay online.

Repairs & Maintenance

24/7 emergency hotline, in-house maintenance via Dallas Plumber.com, and vetted licensed contractors. Accurate cost estimates, preventive walkthroughs, and owner approval required above thresholds.

Accounting & Reporting

Monthly detailed statements, year-end 1099s, and 24/7 access through your secure owner portal. Track income, expenses, and work orders with full invoice documentation.

Eviction Services

Full eviction process: Notice to Vacate, court filing, hearing attendance, Writ of Possession, and physical eviction coordination. Eviction protection covers up to $750 for tenants we place.

Property Owner FAQ

Do I lose control of my property with a property manager?

No. We work for you, and our written property management agreement sets the parameters. You approve major decisions including tenant selection, repair thresholds, and rental pricing. You retain full ownership and control.

How much does DFW Property Management charge?

We offer Lease Only, Silver, Gold, and Platinum packages so you only pay for the services you need. All managed packages include leasing, screening, rent collection, maintenance, and accounting. Contact us for pricing details.

Can you save me money compared to self-managing?

Yes. Professional management fees are offset by higher rental rates, reduced vacancy periods, lower delinquency rates, and access to our vetted contractor network. Most owners net more with professional management.

What happens to the security deposit?

Security deposits are held in an escrow account per Texas law. Upon move-out, we conduct a detailed inspection and provide an itemized deduction list. The remaining deposit is returned within 30 days as required by the Texas Property Code.

Can I use my own plumber or HVAC contractor?

Yes, as long as they are licensed, insured, and comply with our vendor policies. We also have an in-house maintenance team through Dallas Plumber.com and a vetted network of independent contractors.

Does the management agreement give exclusive right to sell?

No. Our management agreement is strictly for property management. We can help sell your property through our brokerage, but that is optional and separate from your management contract.
